A bit long in the tooth but fire in the belly

I’m single, childless, and almost 49 years old. I’m teaching and enjoy it somewhat. That said, I sense I was cut out for more than this. Don’t own a house but have some savings. I know I’m behind, but recently realized I’ve got the energy to pursue whatever I want…if I knew. And anyway, is it too late to “catch up”? Where do I start? I’m interested in real estate, land, and business. What’s a practical start to something in those areas, especially at my age?
