4. Four Seasons Hotel New York: about $80,000 a night
The Ty Warner Penthouse sat among the world’s most expensive suites for years. Closed temporarily in 2020, the property reopened on November 15, 2024 with a portion of its rooms, and had all its rooms available in 2025.
We rank it on the reported rate for the penthouse, which we could not confirm in the hotel’s current offer.

What changed since our old list
The old list put the Grand Resort Lagonissi in Athens first at $47,500 and included the Palms at $38,000, the Moscow Ritz-Carlton and the Paris palaces at $15,000. Rates have risen sharply, Atlantis The Royal has opened, and we could not verify the old top five at the old prices, so we rebuilt the list from 2025 and 2026 reports. We also tracked changes at the Four Seasons New York, which reopened in November 2024.
What drives these prices
- Entire floors. The suites with 8 to 12 bedrooms and private lifts cost the most.
- Events. Cannes, the Met Gala and Las Vegas fight nights push peak rates.
- Security and staff. Butlers, bodyguards and secure access are priced in.
- Art and design. The Empathy Suite carries a Damien Hirst brand.
