The most expensive home sale in Dallas history is reported to be the Hicks estate, a 25-acre Preston Hollow compound that billionaire Andy Beal bought in early 2016 after it was listed at $100 million. The final price was not published in the coverage we opened. Dallas has had no confirmed sale near that level since.

The Hicks estate
Tom and Cinda Hicks bought the property in 1997 and spent years restoring it with architect Peter Marino, reportedly for more than $100 million. They listed it in 2013 at $135 million, one of the highest asking prices in the country at the time. It sits on 25 acres and has a five-story main house, a two-story guest house and a three-story pool house, with 42,500 square feet of living space in the old listing. It was designed in 1938 by architect Maurice Fatio.
The price came down to $100 million, and in January 2016 the estate sold to Beal, founder of Beal Bank. The listing agent said the prior biggest Dallas sale was closer to $20 million, and said she understood it to be the biggest residential sale in Texas. The sale price was not stated in the report, so we cannot rank an exact figure.
How we valued it: reported asking price history and sale announcement; we do not know the closing price.
What is on the market now
The Crespi estate at 5619 Walnut Hill Lane, built in 1938 and designed by Fatio, came back to market in March 2025 at $64 million, with 27,092 square feet and 10 bedrooms. It appears to be the same estate as the Hicks property, but the sources do not say so outright. Next on the 2025 lists were Highland Park homes at $32.5 to $36.5 million.
Records set in 2025 and 2026
We found no confirmed Dallas sale above the 2016 deal. The December 2025 sales we saw closed at about $11.5 million.
What drives these prices
- Acreage: 25 acres in the city is rare.
- Heritage design: a Fatio estate with a known guest list.
- Restoration: more than $100 million reportedly spent.
- One buyer: a billionaire could pay what no market comp supports.
