The penthouse atop the Baccarat Hotel & Residences in Manhattan was listed at $60 million: a 7,381 square foot duplex with five bedrooms and 360 degree views. We found no report of a sale at that price, so $60 million is the asking price, as of the 2015 listing coverage.

What does the $60 million penthouse have?

The double entry doors open to 1,240 square feet of entertaining space. The home has a living room with a wet bar and floating gas fireplace, a library, a dining room and an eat-in kitchen with custom cabinets, stainless steel panels, nickel frames and granite counters.

The main feature is the 93-foot floor-to-ceiling window, which gives panoramic views across New York. The upstairs master suite is 1,150 square feet, with a sitting room, corner bedroom, fireplace and a bath with water closets, a bidet and two showers.

What do residents get?

Owners had round-the-clock access to the Baccarat Hotel: bars, a spa, a restaurant, a pool, a fitness center and a 24-hour concierge. The hotel itself changed hands in 2015, when Starwood Capital announced its sale to an affiliate of Sunshine Insurance Group. The residences were not part of that sale, and more than 70 percent of the 59 had already sold.

Who designed it?

The team included Barry Sternlicht of Starwood as developer, architects Skidmore, Owings and Merrill, residential designer Tony Ingrao and Paris-based Gilles & Boissier.

Our take: at roughly $8,100 per square foot, the ask rested on the views and the hotel services more than on the room count. A recorded sale would tell us what the market actually paid.
