How much is Gary Keller worth in 2026?

The book that made Gary Keller famous outside real estate accounts for about 0.6 percent of his money on our math. The rest hangs on a deal whose terms nobody has disclosed: in March 2025 Stone Point Capital bought into Keller Williams, and HousingWire reported only that Keller and his senior team would keep a significant stake.

We land on $1 billion, with a wide range of $500 million to $1.5 billion. Public estimates disagree because they value the company in very different ways and because the older ones were set before the 2025 deal, when his stake and cash position changed. Treat ours as a reasoned guess at a private number.

How Gary Keller built it

  • Started a brokerage in 1983. He co-founded Keller Williams with Joe Williams and added the franchise arm in 1987.
  • Wrote the playbook himself. He co-wrote The Millionaire Real Estate Agent in 2004 and The ONE Thing in 2013.
  • Stepped back to chairman. He left the chief executive job in 2020 and stayed executive chairman through the 2025 deal.

How we got to $1 billion

Source Our estimate What it rests on
Remaining Keller Williams stake $600 million About $2 billion for the company, priced per agent from the Compass deal for Anywhere (math below). We assume he kept 30 percent. Real Estate News reported Stone Point became majority owner and he retained part. The percentage is our assumption.
Cash from the 2025 deal $300 million Assumption: he sold 20 points of a $2 billion company for $400 million, less 25 percent tax. Terms were never disclosed, and any of this may have stayed in the company.
Earlier payouts, books and property $100 million Assumption: $4 million a year kept after tax for 25 years, covering book income and his two music venues. No figures are published.
Total $1 billion $600 million plus $300 million plus $100 million

Two ways to price Keller Williams, four times apart

The nearest public yardstick is Compass buying its rival Anywhere in September 2025. Nowbam reported the deal at about $1.6 billion in stock plus $2.6 billion in assumed debt, so $4.2 billion. That price was struck six months after the Keller Williams deal, so it is only a guide.

Compare on sales volume and Keller Williams looks huge. Anywhere’s 2024 volume was $183.81 billion, according to RealTrends figures in the same report, so the price was about 2.3 percent of volume. Keller Williams did $370.8 billion in 2024, per Commercial Observer citing T3 Sixty, which by our calculation implies about $8.5 billion. Compare on agents and it shrinks. Anywhere’s more than 300,000 affiliated agents work out to about $14,000 each, and 145,042 Keller Williams agents at that rate come to about $2 billion. Anywhere’s count is global, so the two counts may not cover the same markets. The Anywhere price also includes debt, while Keller Williams’ debt isn’t public, so treating the $2 billion as equity value is our assumption.

We take the lower number. Anywhere also sold relocation, title, insurance and settlement services, which Keller Williams does not have in the same form as far as we can see, and we assume a franchisor keeps a smaller share of each sale. If the $8.5 billion figure were closer to the truth, our stake row alone would be $2.5 billion, which is the main reason public numbers scatter so far.

The 0.6 percent

The ONE Thing has sold over 4 million copies, co-author Jay Papasan’s site says. At an assumed $1.50 a copy that is $6 million before tax, and he shares the book with Papasan. Set against our $1 billion total, that is about 0.6 percent by our math, even before splitting it. His stake and the deal cash make up $900 million of the total, or 90 percent.

A 40-year build, then a handover

He graduated from Baylor in 1979 and was a vice president at his first real estate company within five years, then started Keller Williams with Joe Williams in 1983, and the franchise arm followed in 1987. He returned as chief executive in 2019 and moved up to executive chairman of the new holding company in 2020. When Stone Point arrived in 2025 and Chris Czarnecki became chief executive, he wrote in a letter that he was not going anywhere, according to one trade report. He also bought the Saxon Pub in 2016 and One World Theatre in 2022, per his Wikipedia biography, which looks more like a hobby than an asset class.

What would move the figure

The newest news is staffing rather than money: Real Estate News reported on July 21, 2026 that long-time co-author Jay Papasan would step down from his day-to-day role on August 1, while repeating that Stone Point is majority owner. A Stone Point exit or a new funding round would finally put a price on the company. So would any disclosure of Keller’s percentage, where each point at our $2 billion valuation is worth $20 million. Compass closed the Anywhere deal on January 9, 2026, so its results as a combined company may also reset what investors pay for agents.
